Hurlburt Field is the global headquarters of Air Force Special Operations Command (AFSOC) and the spiritual home of the Air Commandos. AC-130 gunships, MC-130 talons, CV-22 Ospreys, U-28s, and the 24th Special Operations Wing all live here. As a retired USAF Combat Systems Officer, I speak AFSOC fluent. Your assignment here is a career highlight — here's how to nail the housing decision so it does not become a distraction.
Hurlburt Field Mission, Wings, and Airframes
Hurlburt Field is the headquarters of Air Force Special Operations Command (AFSOC) and home to the 1st Special Operations Wing (1st SOW), 24th Special Operations Wing (24th SOW), 492nd Special Operations Wing (492nd SOW — the AFSOC schoolhouse), and the Air Force Special Operations School (USAFSOS). AFSOC families searching "AFSOC family housing," "1st SOW PCS," or "Hurlburt AFSOC realtor" are almost always assigned to one of these four wings.
Primary airframes at Hurlburt:
- CV-22B Osprey — 8th Special Operations Squadron (8th SOS). The signature AFSOC tiltrotor. CV-22 aircrew and maintainers are the largest single population at Hurlburt.
- AC-130J Ghostrider — 4th Special Operations Squadron (4th SOS) and 73rd SOS. The current-generation gunship; successor to the AC-130U and AC-130W.
- MC-130J Commando II — 9th Special Operations Squadron (9th SOS) and 15th SOS at Hurlburt. Low-level infiltration, exfiltration, and aerial refueling of rotary-wing SOF.
- U-28A Draco — 34th Special Operations Squadron (34th SOS) and 319th SOS. Manned ISR, single-engine turboprop, austere-airfield capable.
- MQ-9 Reaper — 2nd Special Operations Squadron (2nd SOS), remotely piloted.
24th Special Operations Wing, Special Tactics, and Ground SOF at Hurlburt
The 24th SOW is the Air Force component of US Special Operations Command's ground force. It runs the Special Tactics career field — Combat Controllers (CCT), Pararescue (PJ), Special Reconnaissance (SR), and Tactical Air Control Party (TACP) — plus the Special Tactics Training Squadron. Subordinate units include the 23rd Special Tactics Squadron (23rd STS) at Hurlburt, the 21st STS at Pope Field NC, the 22nd STS at JBLM WA, and the 26th STS at Cannon AFB NM. Families of CCT, PJ, and SR operators on Hurlburt orders should plan for a high-tempo deployment footprint and build housing decisions around spouse support networks rather than pure commute time — Mary Esther and Navarre both have strong AFSOC spouse communities.
492nd Special Operations Wing (AFSOC Schoolhouse)
The 492nd SOW is the AFSOC formal training unit — the schoolhouse. Every AFSOC aircrew member (CV-22, AC-130J, MC-130J, U-28A, MQ-9) passes through 492nd SOW training at Hurlburt during initial qualification. Student aircrew typically spend 6-12 months at Hurlburt during initial qualification, which is shorter than a follow-on operational tour. For students on qualification orders: renting in Mary Esther or Navarre is usually the right call unless you anticipate a follow-on 1st SOW, 24th SOW, or 27th SOW (Cannon AFB NM) assignment that keeps you in AFSOC. AFSOC is a small community — many Hurlburt alumni cycle back for a second or third tour.
Mary Esther, Ocean City, and Hurlburt-Adjacent Neighborhoods
Mary Esther sits directly north of Hurlburt Field — 5 minutes to the main gate, cheaper entry pricing than Niceville or Destin, tight-knit AFSOC and Hurlburt contractor community. Mary Esther and the adjacent Ocean City, FL neighborhood on Santa Rosa Sound are the closest practical buy zones to the flight line. Housing stock is older (1970s-90s brick ranch dominant) but VA loan appraisers know the market cold and closings typically run smoothly. Mary Esther is the default buy zone for E-5 to E-7 AFSOC families on 3+ year tours who prioritize short commute over Okaloosa County school rankings. Families prioritizing schools should look to Niceville or Bluewater Bay (longer commute) or Navarre in Santa Rosa County (25 minutes, A-rated schools, Pensacola MHA BAH — see the BAH note below).
Homes for Sale Near Hurlburt Field
Primary Hurlburt buy zones, ranked by how often I place AFSOC and Special Tactics families: Navarre (best BAH-to-square-footage and A-rated schools, 25-minute commute), Mary Esther (shortest commute and AFSOC spouse network), Niceville and Bluewater Bay (top schools, longer commute, officer/senior-enlisted), Fort Walton Beach and Shalimar (variable but often strong on specific streets), Crestview (farthest, cheapest, for families prioritizing acreage or budget). Send me your rank, squadron assignment (1st SOW vs 24th SOW vs 492nd SOW), dependent status, and RNLTD and I'll return a filtered MLS shortlist the same day.
Best Neighborhoods for Hurlburt Families
Navarre, FL (Santa Rosa County - Pensacola MHA) - 25 minutes to Hurlburt via US-98. A-rated schools, beach access, meaningfully lower cost per square foot than Okaloosa County. BAH from Pensacola MHA applies if your duty station is Hurlburt. Confusing but financially favorable for many. This is where I place most Hurlburt families.
Mary Esther, FL - Literally next door to Hurlburt (5 minutes). Older housing stock, more affordable, tight-knit AFSOC community. Okaloosa County schools rank lower than Santa Rosa.
Fort Walton Beach / Shalimar - 10-15 minutes. Beach-town vibe, variable school zones.
Niceville / Bluewater Bay - 20-30 minutes. Top Okaloosa County schools (Niceville High), premium pricing. Strong fit if you can afford it or have an Eglin-bound spouse.
Crestview - 30-40 minutes. Significantly cheaper housing, longer commute. For budget-constrained families.
Schools for Hurlburt Families
Hurlburt Field sits on the border of two different school districts, which makes the school conversation unusually important for AFSOC families. Okaloosa County School District serves Mary Esther, Fort Walton Beach, Shalimar, Niceville, Bluewater Bay, and Crestview. Santa Rosa County School District serves Navarre. Both districts earn strong Florida DOE grades overall, but the distribution is uneven — where your house sits within each county matters more than the county name on its own.
Both districts honor the Interstate Compact on Educational Opportunity for Military Children, which protects mid-year enrollment, course placement, records transfer, and extracurricular continuity for military-connected students. Both have established military liaisons and veteran counselors. A PCS arrival in November will not lose credit, be pulled from an IB/AP track, or be denied a seat in a sought-after magnet program at either district.
Navarre (Santa Rosa County) — the safest default for families. Navarre High School and Holley-Navarre Middle are the highest-performing secondary schools in the entire Panhandle region, with strong IB and AP offerings and a heavy military-connected student population. Feeder elementaries (Holley-Navarre Primary, East Navarre, West Navarre) all earn A grades. This is the most consistently high-quality school cluster within 30 minutes of Hurlburt and is the main reason I place so many AFSOC families in Navarre.
Niceville / Bluewater Bay (Okaloosa County) — the top tier. Niceville High School is routinely one of the top 5 public high schools in Florida, with nationally ranked IB, AP, and dual-enrollment pathways via Northwest Florida State College. Ruckel Middle, Bluewater Elementary, Edge Elementary, and Plew Elementary all perform at the top of the state. Trade-off: 20-30 minute commute to Hurlburt and premium home pricing. Worth it if school quality is your first filter and your BAH supports Niceville's inventory.
Fort Walton Beach / Shalimar (Okaloosa County) — mixed but workable. Choctawhatchee High School is a solid A-rated comprehensive high school with a military-connected student base from Eglin, Hurlburt, and the Coast Guard station. Max Bruner Middle and Shalimar Elementary are reliable. Fort Walton Beach High has been more variable year-to-year — verify the current year's grade before you commit to that specific zone. Shorter commute than Niceville, lower prices.
Mary Esther (Okaloosa County) — the trade-off zone. Mary Esther Elementary serves the neighborhoods immediately next to Hurlburt's main gate. It performs in the middle of the Okaloosa lineup — not bad, not flagship. Mary Esther students feed into Max Bruner Middle (solid) and Fort Walton Beach High (variable). Families prioritizing commute over schools live here; families prioritizing schools move to Navarre or Niceville.
Crestview (Okaloosa County) — the budget play. Crestview High School is A-rated and has a strong 7th SFG / Duke Field family community. Shoal River Middle and Antioch / Bob Sikes Elementary feed it. Schools are a meaningful step down from Niceville but a meaningful step up from some Fort Walton Beach zones. Pairs well with the Crestview housing budget story for E-4 to E-7 families.
Special-needs and gifted programming. Both Okaloosa and Santa Rosa offer robust ESE (Exceptional Student Education) and gifted pathways. Okaloosa's gifted program is particularly well developed at Ruckel Middle and Niceville High; Santa Rosa's at Holley-Navarre Middle and Navarre High. If your student is on an IEP, 504, or gifted track, I connect you directly with the district's military liaison before you write an offer so we can confirm the receiving school can match the current plan.
I map every candidate home to its exact elementary, middle, and high school attendance zone — by parcel address, not city name — before you commit. Boundaries change, "Navarre address" does not always mean "Navarre schools," and zones in unincorporated Okaloosa have shifted in recent years. It's the single most commonly missed step in a Hurlburt home search, and it is non-negotiable on every transaction I touch.
Important BAH Note — Hurlburt Is NOT in the Pensacola MHA
This is the single most expensive mistake I see military families make before PCSing to Hurlburt. Hurlburt Field is in the Fort Walton Beach MHA (FL023), NOT the Pensacola MHA. BAH rates are meaningfully different. Pensacola MHA rates do NOT apply. Before you sign anything, verify your BAH at the DoD calculator using your Hurlburt duty station ZIP. For most ranks, Okaloosa-Walton BAH is slightly higher than Pensacola - which is good news for your buying power.
BAH Math for Hurlburt Field
Fort Walton Beach MHA (FL023) 2026 monthly BAH with dependents: E-5 $2,433, E-6 $2,526, E-7 $2,841, E-8 $3,189, O-3 $3,399, O-4 $3,528, O-5 $3,612. FL023 is one of the higher-BAH MHAs in the Southeast because Destin and Fort Walton Beach beach-area pricing drives the rate. Navarre homes in Santa Rosa County are often cheaper per square foot than equivalent Niceville or Bluewater Bay homes — which means your Hurlburt BAH stretches farther if you pick Navarre. Always verify your exact rate at the DoD calculator.

Source: DoD 2026 BAH tables for MHA FL023 (+0.4% from 2025). E-1 through E-4 share a single "junior enlisted" rate by DoD convention, which is why they're collapsed into one row above. NAS Pensacola, Corry Station, Saufley Field, and NAS Whiting Field fall under MHA FL064 — different rates. For FL064 or any other MHA, use the official DoD BAH calculator.
AFSOC-Specific Considerations
AFSOC is a repeat customer. Many Hurlburt families return for 2-3 tours over a career. That changes the buy math: a home you buy this tour can become a rental property you hold for 20 years, then retire into. I have several clients running exactly this play across their AFSOC careers. High ops tempo also means deployments - your spouse will need to run closings and inspections solo at times. I build deployment contingencies into every AFSOC transaction.
Frequently Asked Questions
Is Hurlburt Field in the Pensacola BAH area?
No. Hurlburt Field is in the Fort Walton Beach MHA (FL023), not the Pensacola MHA (FL064). BAH rates are different. If you choose to live in Navarre (Santa Rosa County / Pensacola MHA) while working at Hurlburt, you still receive Pensacola MHA BAH based on your duty station assignment. Always verify at the official DoD BAH calculator.
Where do most AFSOC families live?
Navarre is the #1 choice for AFSOC families with school-age kids - A-rated Santa Rosa schools, 25-minute commute, beach access, favorable BAH math. Mary Esther is best for single or dual-military couples who want to be next to the gate. Niceville and Bluewater Bay are premium options with top schools.
Should I buy or rent at Hurlburt Field?
AFSOC is a repeat-customer command. Many families buy, PCS out, rent the property, and return for a follow-on AFSOC tour. For 3+ year assignments, buying with a VA loan is almost always the stronger financial move. I build deployment contingency plans into every transaction.
How long is the commute from Navarre to Hurlburt Field?
25 minutes via US-98. Morning rush adds 5-10 minutes. The alternative Santa Rosa Sound bridge route is similar timing.
