Which Eglin gate do you work at?

Eglin's East Gate serves Niceville, Valparaiso, and Bluewater Bay via SR-85 and John Sims Parkway; the West Gate serves Fort Walton Beach and Shalimar via Eglin Boulevard and SR-189. Crestview commuters come down SR-85 to the north side of the base, and Duke Field sits closer to Crestview than to anywhere else. Your gate can swing your daily commute by 20 minutes each way.

The catch is the price of admission: Zillow's typical home value for Niceville was $443,421 in mid-2026, up 1.6% year over year, and Redfin's median sale price ran $489,707 in May 2026.
Who it fits: dual-income households, O-3 and above, senior enlisted with some equity from a prior duty station, and anyone who plans to hold the house past one tour. Bluewater Bay is the master-planned heart of the market, with a marina and golf on Choctawhatchee Bay; Rocky Bayou runs quieter and more established; and newer construction is concentrated in long-build-out developments on the east side of town. Okaloosa County schools earned an A district grade from the Florida DOE again for 2025-26, and the district is one of only three in Florida to earn an A every single year since 2014. In exchange you accept 25-30 minutes down SR-85 to the main base. That is the whole trade, and thousands of Eglin families take it every year.
Crestview is also the new-construction capital of Okaloosa County. NewHomeSource counted 35 active new-home communities from 12 builders in the Crestview area in 2026, with D.R. Horton alone running multiple subdivisions (Independence, Shoal River Landing, and Yellow River Plantation among them). That inventory is why a 4-bedroom new build near $300K is still a realistic target here when it has vanished everywhere south of the range. Who it fits: West Gate commuters, families who want walkable errands and the Sound-side lifestyle over a master-planned subdivision, and buyers who like character homes. The housing stock is the story here: FWB built out in the 1960s-1990s, so you're often comparing a renovated mid-century house on a big lot against new vinyl construction in Crestview at a similar price. Same Okaloosa A-rated district as Niceville at the district level, but campus-to-campus variability is wider here than anywhere else in the county, so shop the specific school zone, not the town.

What about Shalimar and Navarre?
Shalimar is the sleeper pick and Navarre is the beach-lifestyle pick, but each fits a narrower situation. Use this order of operations: gate first, schools second, budget third, lifestyle last. It sounds cold, but it's how families end up happy at month eighteen instead of resentful at month three. Confirm where you badge in. Pull FLDOE grades for the specific campuses, not the district. Run your BAH against a real payment, not a Zillow estimate. Then, and only then, argue about waterfront versus new-build.
